  1. The submission of a booking/reservation form confirms your acceptance of these terms and conditions.
  2. The booking/reservation is binding on all persons stated on the booking/reservation form.
  3. Each booking/reservation will be confirmed by the owner, after receiving the booking/reservation form and deposit and only on receipt of this confirmation by you will the booking/reservation be treated as confirmed.
  4. Once the booking/reservation is confirmed, the lead named person (the signatory) on the booking form will be liable for the total rental price, the security deposit and all terms and conditions associated with the booking/reservation.
  5. Any remaining balance of costs must be paid no later than ten weeks prior to your arrival date.
  6. If the full balance of the rental cost is not paid in accordance with these booking/reservation terms and conditions, the owner reserves the right to cancel your booking without refund of any monies previously paid.
  7. A security deposit of £250 will be paid by yourselves no later than two weeks before arrival
  8. You accept to pay for any damage of any kind caused by your occupancy of the property.
  9. The cost of repairs and/or replacements will be deducted from your security deposit. The security deposit will be fully refundable after your departure from the property, providing there are no claims against it.
  10. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (for example, caused by leaving external doors open with the air conditioning on or setting the air conditioning too low or high) the lead named person (the signatory) on the booking/reservation form will be liable for all additional costs (including all legal fees or professional fees seeking the recovery of those costs if required) which exceed the security deposit.
  11. The booking/reservation deposit is none refundable.
  12. Providing the owners receive written notice of cancellation no less than 12 weeks prior to the arrival date, the lead named person (the signatory) will not be liable to pay the full balance. It is the responsibility of the lead named person (the signatory) to ensure that the signed cancellation letter reaches the owner. Any monies received by the owners, up to the date of notification of cancellation, will not be returned. If the cancellation is received after 12 weeks prior to the arrival date the lead named person (the signatory) is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, a part balance of the final invoice may be refunded at the owners discretion.
  13. Only persons named on the booking/reservation form can stay in the villa
  14. All persons stated on the booking/reservation form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required) and ensuring the security alarm is activated whenever the property is unoccupied. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy.
  15. It is the guest’s responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be taken to rectify the situation.
  16. Westside development and Tuscany are in an area of Kissimmee that is still being developed and as such building work could be experienced in or around the area of our villa.  As such the owners or management company will not be held responsible for any inconvenience caused by such building work.
  17. If the Pool Heat option is requested a minimum 1 weeks charge will be made and the option must be taken for the full duration of your stay. Most pools take up to 24 hours to heat from the time they are turned on. Pool heaters have electrical/mechanical components and as such these components can malfunction. The owners or management company are not responsible for any malfunctioning heater. Please inform the management company as soon as possible if your pool/spa is not working properly. Any days that the heater is verified inoperative by our management company will be credited. No additional compensation will be given to the guest. We will make reasonable efforts to resolve malfunctioning equipment as quickly as possible.
  18. A maximum of 10 guests are permitted to stay in the villa. All guests staying in the property must be listed on the booking/reservation form, including small children.
  19. The accommodation cannot be shared or sub-let and only the persons shown on the booking/reservation form are permitted to stay in the property. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults over the age of 21. 
  20. No all male booking/reservations are permitted without prior written agreement with the owners
  21. No all female booking/reservations are permitted without prior written agreement from the owners
  22. For the safety and comfort of all our guests smoking is not permitted within the property.
  23. No pets are allowed.
  24. If at any time pets or smoking have been detected in the villa a minimum charge of £500 will be made on the lead named person (the signatory).
  25. The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool/spa is entirely at the user’s own risk. Children must be supervised by responsible adults at all times.
  26. Glass or crockery is not permitted within the pool/spa area.
  27. Throwing of items any items (such as coins) into the pool/spa is not permitted.
  28. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure.
  29. The owners and the management company do not accept responsibility for the failure of any villa equipment but will take immediate reasonable action to attempt rectification of any such failure upon notification by the guests.
  30. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company do not accept liability.
  31. The villa will be available for occupancy from 4pm on the date of arrival and must be vacated by 10am (prompt) on the day of departure.  The owners and management company reserve the right to require additional payment for any late departure from the villa.
  32. All members of the Party must be covered by their own travel insurance which carries adequate protection against delays and cancellations, has adequate medical insurance for the USA, for your luggage and personal belongings. The owners and management company accept no liability for lack of insurance.
  33. Force Majeure. As with any holiday, there maybe circumstances completely beyond the control of the owners or management company in which the property might not be available for your booking/reservation. Examples of these circumstances include (but are not limited to) acts of god, destruction of or severe damage to the property. Such circumstances are referred to Force Majeure. In the event of Force Majeure the owners or management company will attempt to notify the lead named person (the signatory) on the booking/reservation by email to the email address provided on the booking/reservation form and offer you the choice of a full refund of any monies paid to the owners under the relevant booking/reservation or the owners/management company attempting to provide alternative arrangements for you. If alternative arrangements can not be identified then a full refund of the monies paid to the owners will be provided. This will be the full extent of the owner’s liability to you in such circumstances, and they shall not be responsible for any other costs connected with any such cancellation, howsoever arising.
  34. The owners and/or their management company shall be allowed access at any reasonable time during your stay.
  35. Use of the Internet is at the lead guest liability. Any inappropriate or illegal use will be the responsibility of the lead guest. The villa owners take no responsibility for Internet usage.
  36. Guests using the Internet service provided do so at their own risk and guests should ensure any device they connect to the service has security measures and applications (such as firewalls, virus scanners etc) in place to protect their equipment. The villa owners take no responsibility for any attacks made from or to guests equipment.
  37. Occasionally Internet services become unavailable or become partially unavailable. If this occurs during a guest visit the villa owners take no responsibility and no refund or compensation will be provided to guests.
  38. Any local community restrictions identified in the manual provided on arrival must be adhered to. This includes (but is not limited to) ensuring the actions of all members of your party do not interfere with the enjoyment of either other holidaymakers or residents. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents, damage to any property, the owners or there management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.
  39. Any data entered in the booking/reservation form and submitted by you will be kept in our database but will not be used for any other purpose than for the booking/reservation, guestbook entries or notification of other ExecVilla initiatives by ourselves without obtaining additional permission.
  40. The owners reserve the right to refuse admittance/request guests leave the property with no refund or compensation if any of the above conditions are not met.
  41. The owners reserve the right to change these terms and conditions without notification.
